1. Rules Governing Lorain County Property: Both incorporated & unincorporated areas will be governed by Lorain County Standards for Land Conveyances and Lorain County Subdivision Regulations. 2. Minimum Standards: Minimum standards of surveys (Ohio Revised Code 4733-37) will be enforced. See exhibit "A". 3. Numbering System: New tickets & numbering system for plats will be instituted. On this ticket two (2) phone numbers will be permitted one for the person submitting the plat and one for a contact person in case there is a problem. Minor subdivisions will remain under the present numbering system. 4. Auditors Revised Plat: Subdividing or combining of sublots need an Auditor's Revised Plat unless approved by the Auditor & Tax Map. If after all attempts have been made with the political subdivision there is a disagreement with the decision, it can be appealed to the review committee (made up of the Auditor, Tax Map, Prosecutor or representative & the individual). The political subdivision will be notified when an Auditor's Plat is being filed. 5. Superimposing of Maps: In accordance to Senate Bill 347 section 711.01, every plat shall be superimposed on a survey of the lands of the dedicators from which such plat is drawn, and shall contain an accurate background drawing of any metes-and-bounds descriptions of the lands of the dedicators from which such plat is drawn. * 6. Adjoining Land Owners: Adjoining land owners must be current as of 30 days of the date the plat is filing. Adjoining land division must be current as of 7 days of the date the plat is filing. * 7. Creations of Streets: A plat is required to be filed where there is a creation of a street, or portion there of, with the exception of road takes done by the cities, townships, villages, and state of Ohio. 8. Taxes , Recoupments, and Special Assessments: All taxes & recoupments must be paid on any parcel of land being platted. All special assessments must be paid on any portion of land to be donated for public use. 9. Additional Right of Way Acquisitions: Additional right-of-way acquisitions do not have to be reviewed by the Lorain County Planning Commission. 10. Prior Instrument numbers: All plats must show prior Instrument Number, O.R. Volume & Page, or Deed Volume & Page. 11. Notice Prior to Recording: All final plats must be submitted to the Tax Map Department 30 days prior to Recording. Four (4) hour notice must be given to the Tax Map Department before recording. The mylar must be submitted one (1) week before filing. 12. Transfer By Plat: The County Auditor will not transfer any real property pursuant to a plat. (dedication of property to a public purpose upon acceptance by a political subdivision that is set forth on the plat or in a separate document is exempted of this rule) 13. Paper Copies: At the time a plat is presented to the Transfer Office for transfer, two (2) paper copies will be needed for the auditor. Please note that this could change as to our needs. 14. Numbering and Lettering Guidelines: All sublots, Units, and Townhomes shall be numbered by progressive numbers throughout the proposed subdivision. subdivisions bearing the same name shall be numbered in consecutive order. Condominiums & Townhomes bearing the same name shall be listed as phases in consecutive order. Blocks will be listed by letters. (Blk A, Blk B, etc.) * - indicates revision in standard
